Tell Me When Your Grandmother Is Dead: A South Blooming Grove Story (Part 1)
One developer's quest to own an entire neighborhood runs into a family that's owned 7 San Marcos Drive for a generation.

Adrianna Concilio and her boyfriend moved into 7 San Marcos Drive in 2018. The home in the Village of South Blooming Grove belongs to her grandmother, Theresa, whom they call Nana. Adrianna moved in as part of a growing trend of Millennials (my generation) moving in with the aging members of their family to provide care.
Almost 25% of adults, and more than half in their 40s are what the PEW Research Center refers to as “sandwiched.” That is, they have at least one kid and one parent over 65 that they need to care for.
By 2030, the United States will have more residents over the age of 65 than there are children. Today, over 70% of people turning 65 will require some form of long term care. And since medical coverage in America is an awful hellscape filled with billion dollar corporations and woeful staffing and funding on the federal and state level, you can guess where the burden is going to fall: On members of my and Adrianna’s generation, and so, in 2018, Adrianna moved in to help make sure Nana was getting the attention and care she deserved.
In her earlier years, Nana worked as an After School Director for the Town of Blooming Grove Recreation Department at the John F. Taft Elementary School.

One former attendee, upon seeing this photo, said, “I was a latch key kid at Taft from around 1989 to 1993. I remember Ms. D and the counselors there. The big Taft playground and movies with chips and soda on Fridays. It was fun!”
This year, Nana will turn 90. Hopefully, there will be many more birthdays for Nana to come. It used to be that the average life expectancy for someone born in the United States was 77 years. But given that we just barely escaped a pandemic, we’re all lucky to still be here at any age. 1.1 million people, that we know of, cannot say the same.
So, Nana could very well outlive some of you reading this.
But there’s at least one person that seems to be getting impatient about Nana’s longevity. Maybe more.
Because behind the D’amico home at 7 San Marcos in South Blooming Grove is a a lot of construction. This includes 13 Galveston, which is directly behind Nana’s home.
And whenever an ambulance arrives at 7 San Marcos for Nana, someone notifies the local developer, who doesn’t actually live on San Marcos despite claiming otherwise.
Adrianna then gets a text message from that developer, Meyer Berkowitz. (Sometimes spelled Meier, other times Mayer. For simplicity’s sake, I’ll use Meier for the rest of this article.)
And Mr. Berkowitz only wants to know the answer to one question: Is Nana dead? And if so, would Adrianna be interested in selling the home to him?

This is a long story. One that involves a building with thousands of LLCs registered to it, the United States Fish and Wildlife Service, multiple shady developers, and Village officials in South Blooming Grove.
For that reason, I’m breaking this story into parts.
Today, we’re going to look at who owns what surrounding Nana’s home.
Meier Berkowitz Owns (Almost) All of San Marcos Drive
1 San Marcos is owned by MB Walden LLC
2 is owned by Toby Feldman and Yoel Feldman* (whom we covered here)
3 is owned by 3 San Marcos LLC
4 is owned by Meir Berkowitz (note the spelling) and Fischel Reich
5 is owned by 3 San Marcos LLC
6 is owned by Shlomie Weinstock and Henya Weinstock*
7 San Marcos is owned by Nana*
8 San Marcos is owned by Fischel Reich
10 San Marcos is owned by 3 Glendale LLC
12 is owned by MB Walden LLC
10 San Marcos is the home Mr. Berkowitz first moved into back in 2017. Adrianna says that he seemed friendly enough, but as Mr. Berkowitz learned more of Nana’s condition, he became overly friendly about making a deal for the home.
10 San Marcos, as noted above, is owned by an LLC owned by Mr. Berkowitz.
1 San Marcos is owned by MB Walden LLC, which lists 7 Fort Worth Place in Monroe NY as the company address. 7 Fort Worth Place is registered to Mr. Berkowitz under a different spelling of his name: Meir Berkowitz. Under this different spelling, he also owns 4 San Marcos Drive, which is next door to Adrianna, along with Mr. Reich.
Since 2023, Mr. Berkowitz has informed Adrianna that he would be selling 1 San Marcos; however at the time of this writing in April of 2024, he still owns this home.
Fischel Reich’s 8 San Marcos was sold to him at an undisclosed time by Meier’s 3 Glendale Rd LLC.
For these two homes (4 and 8 San Marcos), Reich and Meier list their address of 13 Karlsburg Rd Unit 303, Monroe NY 10950 with Orange County. This is a condo owned by Reich, although there is also a long list of people also registered to this address according to BeenVerified.com.
Fischel also works under the alias of Fishy Reich and is identified on LinkedIn as the owner of Rich Builders NY, Inc., which uses the same address as the 13 Karlsburg Road condo and is a home improvement company.
Meyer Berkowitz is listed as the CEO of Home Tyle. Along with his associate, Joel Moshe Fischbein, Mr. Berkowitz’s company was involved in multiple lawsuits. Most involve a series of non-payments.
MB Walden LLC was also recently in legal hot water. Through that legal trouble, I was able to confirm that MB Walden LLC also owns 3 properties in Walden, New York, that U.S. Bank Trust National Association is trying to foreclose on. Those homes are: 154 Orange Avenue, 8 Coldenham Road, and 23 Ridge Avenue.
(As far as I can tell, there is a different Meier Berkowitz currently being sued by the Board of Directors of Highland Lake Estates in nearby Woodbury. That specific Mr. Berkowitz has a listed address of 9 Dartmouth Road in Highland Mills. We’ll be talking about this second, Woodbury Berkowitz very soon.)
Our South Blooming Grove Meier Berkowitz also owns more homes in and around Nana’s home in South Blooming Grove.
For example, Meier’s 3 Glendale LLC owns 10 San Marcos along with his wife, Reizel.
3 Glendale Road LLC also owns 13 Dallas Drive and 20 Dallas Drive.
15 Dallas Drive is owned by Abraham Fish and Reizel Berkowitz, a relative of our Mr. Berkowitz.
On a related note: 21 Dallas Drive is owned by Dallas Manor, LLC, as is 29 Dallas Drive.
Both of these homes link back to another Brooklyn address: 199 Lee Ave #262, Brooklyn NY 11211.
Unfortunately for your second favorite local news reporter, there are over 1,000 LLCs registered to 199 Lee Avenue. So I don’t quite have the time to track who owns these two homes at the moment. They may link back to Meier, they may not.
Of the homes listed above on San Marcos, where Nana lives, only the three in bold are not owned by Mr Berkowitz, his associates, or an LLC connected to him.
So, to be clear: 2,6, and 7 San Marcos are not owned by Mr. Berkowitz. The rest are.
Whether or not Mr. Berkowitz is an associate of developers Toby and Yoel Feldman, who own 2 San Marcos is unknown as this time.
Behind San Marcos Drive in South Blooming Grove is Galveston Drive. And directly behind Nana’s home is a subdivision under construction which includes multiple homes. One of which is 13 Galveston.
A Quick Side Note
Over the course of this investigation, I found that 15 Galveston Drive is owned by PR 12-18 Trust.
This Trust uses the address of 5314 16th Ave Suite 231, Brooklyn NY 11204
If this address sounds familiar to Monroe Gazette readers, it should.
We’ve previously covered this building during an investigation into US Asia Global Inc., the company trying to own and otherwise occupy land surrounding the Henry Farms Project in Monroe.
In 2019, a lawsuit identified this specific address as belonging to a Mr. Mark Fuchs.
As mentioned in February, this building is registered with New York City as a yeshiva, but there are hundreds of LLCs attached to it. I filed a complaint with New York City’s building department, and they are conducting an investigation.
Worth noting, there isn’t much online about this trust. But PR 12-18 could also refer to Proverbs 12:18, which states, “The words of the reckless pierce like swords, but the tongue of the wise brings healing.”
Now let’s take a look at the construction going on behind Nana’s home with that subdivision.
Who Owns The Home Behind Nana’s House?
13 Galveston Drive is owned by a Dorm Portfolio LLC, and is located behind 7 San Marcos.
This company uses 130 Lee Avenue, Suite 488, Brooklyn, NY, 1211 as its mailing address.
Of course, there are other businesses using this Brooklyn address as well.
BMB Shipping uses this address. So does Chai Capital LLC. And so does JCR Partners LLC (although they did later change their address.)
A company registered in 2022 by the name of BloomingGrove Ventures LLC also uses this mailing address.
Another company, in 2023, known as BloomingGrove Portfolio LLC was also registered to this address.
Finally, there is a 125 Prospect 1 LLC also using this Brooklyn address.
125 Prospect 1 LLC, according to Orange County, is the owner of 125 Prospect Road in the Village of South Blooming Grove.
125 Prospect 1 LLC provided Orange County with the address of 37 Calvert Drive in Monsey, NY, which belongs to a Jacob A Wertzberger.
Mr. Wertzberger is also listed with Orange County as the owner of 27 Duelk Avenue in the Village of South Blooming Grove and 15 Farmingdale Road, 134 Barnes Road, and 154 Barnes Road in the Town of Blooming Grove.
The South Blooming Grove home at 27 Duelk Avenue was sold to Mr. Wertzberger by 3 Allan LLC In March of 2021 for $439,500 dollars.
If 3 Allan LLC sounds familiar to Monroe Gazette Readers, that’s because it was the same company who purchased, and then flipped two months later, 466 Clove Road, which is the home with an unregistered yeshiva operating in it.
3 Allan LLC shares an address with Seagull Consulting, which is based out of Monsey. Whether or not this connects to Mr. Wertzberger, a Monsey native, is unknown at this time.
So, for now, the data suggests Mr. Jacob A Wertzberger owns 13 Galveston Drive.
In Part 2 of this story, we’ll talk about the approval of the San Marcos Subdivision, and 13 Galveston, despite improper paperwork and ignoring the New York State and US Fish and Wildlife Service’s guidance about two endangered species that live in those woods: The Indiana Bat, endangered since 1966, and the Northern Long-Eared Bat.
